Though architects have been pursuing the promise of prefabricated homes for almost a century, the building boom of the mid to late 2000’s again brought prefab to the forefront of home design. Though affordable prefab modern homes for the masses haven’t yet materialized due to the economic crash and scaling problems, that doesn’t mean the dream is dead.
Enter architects like Los Angeles based design and building firm Marmol Radziner. They’re still successfully experimenting with prefab homes, albeit for more high-end and niche markets. Our Home of the Week is one such example, a hybrid home combining traditional “stick built” elements with an entire second floor constructed of prefab parts, offered for the first time at $2.395 million.
Located on a private, gated street at 2020 Wattles Drive in West Hollywood, the home faces one of Los Angeles’ most popular outdoor recreational areas, Runyon Canyon Park. The three bed, three and a half bath home blends contemporary “Dwell” worthy design with a mid-century modern vibe fitting of the Hollywood Hills.
Originally completed in 2010, the home’s indoor and outdoor living and entertaining areas combine to offer over 3,000 square feet of space across three levels.
This home offers true California lifestyle living by linking spaces with large sliding doors and walls of glass. The “entrance floor” holds a top of the line kitchen and formal dining room, both are flooded with natural light and access beautiful views of the canyon.
The second floor is built from prefab containers and is dedicated entirely to an open plan master suite. The large bath and private balcony, which stretches the length of the home, are additional luxuries.
On the lower level are the second and third family/guest bedrooms, one of which is currently being used as a media room. Both rooms open to the reverse ionized pool and sun terrace.
From Marmol Radziner: “The Hollywood Hybrid home is located in the Hollywood Hills above Runyon Canyon. Set into a sharply down-sloping site, the home required substantial foundation work, including the construction of a large retaining wall. The resulting home combines prefab with site built construction. The ground floor is comprised of two large rooms built into the foundation while the two stories above are entirely prefab. A long pool runs parallel to the house, overlooking Runyon Canyon. Two levels of decks and large sliding glass doors make the views accessible from every level of the home. The residence is LEED gold certified.”
