ED NILES MID-CENTURY GLASS HOUSE IN THE HILLS: 2867 BELDON DRIVE

Rudolph Schindler, Wallace Neff, and John Lautner. These are just a handful of the names we’ve highlighted this year in our architectural leaning Listing of the Week series. This time we highlight a living legend of local modernism, the Malibu based architect Ed Niles.

Niles is well known and well published both in Los Angeles and abroad. His contemporary homes of steel and glass have earned him numerous accolades.

This new to market listing located at 2867 Belden Drive sits in the eastern part of the Hollywood Hills just above Beachwood Canyon. It’s a stunning example of Niles early work.

Originally built in 1966, this home was one of Niles first completed projects as a private practicing architect. The mid-century modern “glass house” influences are apparent even from a distance.

While the home’s exterior and internal bones remain untouched, the three bedroom two bath home has been completely renovated. And it could be used as a guiding example of how to update a classic home with all the latest amenities and decorating trends while still maintaining its architectural soul.

The open floor plan is flexible and grounded by an updated contemporary kitchen. The master suite and bath follows suit with pitch perfect design.

In a nod to the primarily glass residences Niles would build in the aughts, floor to ceiling windows envelop the home and offer stunning vistas of the surrounding canyon and city light views.

Niles was an ever evolving designer and builder. Unlike many architects who stick to a primary aesthetic, Niles very much adapted and embraced the design trends of current decade. He built some of Los Angeles’ seminal glass and steel contemporary works of the ‘80s and ‘90s.

Perhaps his most famous work is the Malibu home of Johnny Carson, which sold in 2007 for $35.6 million. One of the his larger and more eccentric works is located on Pacific Coast Highway and is currently on the market for $53 million at a staggering $5,888 per square foot.
